Message from the Instructor:
A student that takes 3 post-licensure modules (Modules 1-3) will meet the 18-classroom hour Salesperson post-licensure requirement. A student that takes all 5 post-licensure modules (Modules 1-5) will meet the 30-classroom hour broker post-licensure requirement. In such cases, however, the student shall have to take an additional 6 classroom hours of a different topic for current Continuing Education requirements. Currently a provision in law will not allow a student to obtain credit for two separate purposes from one class offering, and will not allow a student in the same year to take the same course twice for credit.
Through this course the student will explore the legal, ethical and professional relationships which are to be created and maintained between the Agent and Broker. As they learn how to fulfill their joint endeavors in meeting the real estate needs of the public, the risk of legal liability should greatly be reduced for both. Learn what it means to be an "Independent Contractor" and how the laws address "Independent Dealing" and "Self Dealing" issues. The course goes beyond the mere requirements of law and addresses a higher performance standard by reviewing the practical side of professional "Ethics" and "Standards of Practice" as established by the National Association of Realtors. The relationship between the "Agent and the Client/Customer", the "Agent and the Public", and the "Agent with other Agents" will all be explored. Every licensee at some point should be exposed to the materials provided in this course.
Module 5: Policies & Procedures (6 Hours)
Who should be responsible to do that? Why Me? That's not my job, is it? Learn from this class where specific individuals must perform certain tasks and where flexibility exists. Explore the importance of a written office "Policy and Procedures Manual" and share in the group discussions of what should be addressed within it. This course allows the student a lot of latitude in personal expression of what it takes to structure a successful company consistent with law and good business practice. Bring your thoughts and willingness to participate to class with you. They will both be in demand. Also, be prepared to take some new ideas home with you from this group effort.
