CE - 1 PRACTICAL APPLICATIONS OF AGENCY / DISCLOSURE
Who are you representing? Are you sure? This course has become one of the higher demand courses offered on Agency. It is not a hum drum of muddled tap dancing around what could be perceived as a boring subject. It is filled with both practical as well as legal information required of those who represent others. It addresses the advantages and disadvantages of each of the approaches to agency as allowed under Arkansas law, and informs the student of any regulation changes that affects agency and how it will affect the way we do business. Learn more about why the disclosure form is best used with the party whom we "do not represent" and the seriousness of the provision that states the evidence of disclosure is placed upon the "licensee". The course further, in a practical manner, reviews in depth the actual disclosure and agency (employment) forms typically used by Arkansas agents to conduct business. CE - 2 REAL ESTATE CONTRACTS
The potential of a happy satisfied Client and Customer, or a lawsuit, lingers in the shadows of every real estate closing. Be a smiling agent and broker by learning what constitutes legal contracts and how to address those elements which are more prone to create legal problems. This course additionally offers a practical review of various provisions, clauses and legal intent found within several of the forms used by Arkansas agents. The student will also have the opportunity to learn of changes which have occurred to current pre-printed forms and the rational for such changes. Likewise a discussion will involve the new forms being offered for the first time this year, their purpose and how to use them to further reduce risk. Once this course has been taken, it would be good as an updated refresher course every year for anyone wishing to reduce the risk of having to visit the Courthouse and being addressed as "the respondent". CE - 3 FROM CONTRACTS TO CLOSING
I wrote a contract, now what do I do!?  Learn how to better work with Attorney's, home inspectors, title companies, etc., in understanding their requirements and  finding solutions to problems.  Review various types of forms that may be utilized at closings.  Furthermore, with the Arkansas Real Estate Commission making random checks of Real Estate Company Trust Accounts, this course provides an understanding of the Laws and Regulations that govern trust accounts.  From the receiving and depositing requirements to the proper accounting and disbursement procedures, this course will help you be prepared for a trust account review.  Learn what the investigators are looking for and how Brokers and Agents can be prepared for a positive visit with them. CE - 4 AGENT & BROKER RESPONSIBILITY
Through this course the student will explore the legal, ethical and professional relationships which are to be created and maintained between the Agent and Broker.  As they learn how to fulfill their joint endeavors in meeting the real estate needs of the public, the risk of legal liability should greatly be reduced for both.  Learn what it means to be an "Independent Contractor" and how the laws address "Independent Dealing" and "Self Dealing" issues.  The course goes beyond the mere requirements of law and addresses a higher performance standard by reviewing the practical side of professional "Ethics" and "Standards of Practice" as established by the National Association of Realtors.  The relationship between the "Agent and the Client/Customer", the "Agent and the Public", and the "Agent with other Agents" will all be explored.  Every licensee at some point should be exposed to the materials provided in this course. CE - 5 REAL ESTATE POLICIES AND PROCEDURES
Who should be responsible to do that? Why Me? That's not my job, is it? Learn from this class where specific individuals must perform certain task and where flexibility exists. Explore the importance of a written office "Policy and Procedures Manual" and share in the group discussions of what should be addressed within it. This course allows the student a lot of latitude in personal expression of what it takes to structure a successful company consistent with law and good business practice. CE - 7 NAR ETHICS & LAWS GOVERNING ARKANSAS LICENSEES (CE)
Join us in taking an in-depth evaluation of ethical practices for real estate professionals. Laws are the minimum performance that society will accept, whereas applied ethics raises one to an elevated level of public favor. This course will help empower agents to both gain and retain a high referral base of clients and customers as a result of applying the principles taught. Move past the mere theory of good business ethics and learn it's practical application to the everyday business of successful real estate brokers and agents. CE - 8 How To Avoid Paying A Defense Lawyer (CE)
In a litigious society an agent can never know too much on how to avoid the risk of litigation.  Learn about changes in Arkansas law which became effective on January 1, 2008 affecting such things as title insurance as well as property management.  Stay informed to the responsibilities when dealing with foreign investors or requirements when working with any buyers wishing to pay for the purchase in cash.  Learn how the Arkansas Department of Environmental Quality and CERCLA can impact property use and impose liabilities to Arkansas property owners.  All this and more is covered in this risk reduction class which meets the continuing education requirements for Arkansas licensees.
